We recently represented our client in acquiring a 2.9± acre prime commercial site at 11750 Interchange Drive, Louisville, KY 40229. This high-visibility retail location offers excellent access and strong market fundamentals, making it an ideal site for a multi-tenant retail development, including a new Domino’s Pizza location.
Seizing the Right Opportunity
Our client, who owns 120+ Domino’s locations, was looking to expand in the Louisville Metro market. We identified this parcel due to its strong characteristics and strategic location, as it was in an area not currently served by a brick-and-mortar Domino’s store. The plan was to purchase the land and develop a larger retail project, anchoring it with a Domino’s restaurant on-site.
Successful Outcome
Initially, we pursued the property while it was actively listed for sale, but negotiations with the seller didn’t lead to an agreement. Shortly after, the property went to auction, presenting a second opportunity.
We registered our client for the auction and conducted extensive market research to ensure a competitive bidding strategy. To our surprise, we won the auction at a price lower than our original offer—a significant win for our client!
The transaction closed soon after, and our client is now actively working with engineers and architects to finalize the site and development plan.
