We recently represented the landlord in leasing a 19,050 SF truck terminal situated on 4.14 acres at 2220 South 7th Street Road, Louisville, KY. This highly functional property featured forty-seven (47) dock-high doors, EZ-1 zoning, and convenient access to major roadways, making it an ideal location for trucking and logistics operations.
Challenges
While the building was well-equipped for logistics, it required a specific type of tenant to fully utilize its capabilities. Given its unique layout and functionality, we identified trucking and logistics companies as the best potential users.
Strategic Approach
To find the right tenant, we launched an aggressive marketing campaign, including:
✅ Creating and distributing digital media to targeted prospects
✅ Compiling a list of 200 logistics companies and sending direct mailers
✅ Actively showcasing the property to a variety of users
Although we initially secured a potential tenant, their specific use was ultimately incompatible with some property characteristics, leading them to withdraw.
Successful Outcome
Shortly after, we identified a qualified tenant who saw the value in the property. Working closely with all parties, we successfully negotiated and executed a 5-year lease—all within two weeks.
