The property located at 4140 Outer Loop, Louisville, KY 40219, comprises just over 110,000 square feet of retail space situated on 12.5 acres of land. This prime location is near a heavily trafficked intersection, making it a pivotal point within Louisville’s burgeoning retail corridor at Preston Highway and Outer Loop.

Client Background
My clients are owners of a large international grocery store chain in the area. They aimed to acquire this property as an investment, with plans to backfill one of the larger spaces with one of their businesses in the future.

Market Context
Given the current lending environment, banks are often reluctant to loan large sums for investment properties. However, because my clients are owners/operators with a clear intention to establish one of their businesses on-site, we were able to negotiate favorable terms. This positioning proved advantageous during negotiations, allowing us to present a credible offer to acquire the property.

Negotiation Process
After agreeing on a favorable purchase price, we entered the due diligence phase. This process included reviewing existing leases, conducting a physical inspection of the property, securing estoppel agreements from tenants, and performing an environmental assessment.
