I recently completed a lease transaction for prime retail space located at 3546 E 10th St Jeffersonville, IN 47130. My clients, multi-location franchisees of a national smoothie brand, have specific site selection criteria, making this an important addition to their portfolio.

Negotiation Process
Once we identified the opportunity, we began negotiations, facing several challenges:
- Exclusive Use Waiver: We needed to obtain a waiver for a neighboring tenant’s exclusive use clause.
- Radius Restrictions: We had to modify existing radius restriction requirements.
- Exclusive Use Language: We refined our exclusive use language to better protect my clients’ interests.
Challenges Encountered
Throughout the process, we encountered typical lease hurdles, requiring close coordination among all stakeholders. However, the persistence and hard work of everyone involved allowed us to successfully close the deal.
Conclusion
