Located at 9904 Linn Station Road within the Plainview Shopping Center, this property had been fully leased by an Anytime Fitness franchisee. While the franchisee had secured 11,500 square feet to house their gym operation, they quickly realized that only 6,700 square feet was truly necessary for their ideal layout and equipment plan. That left them with nearly 5,000 square feet of underutilized space in a prime location. That’s where I stepped in—to help them turn that excess space into an income-generating opportunity.
Market Strategy and Leasing Insights

Despite these hurdles, all parties worked collaboratively and in good faith. In the end, we reached a successful agreement that benefited everyone involved.
The Result
The new subtenant, Playground Abode, opened earlier this year and is already drawing families from across the east end of Louisville. Their presence not only provides financial relief to my client by covering nearly half the rent, but it also enhances foot traffic to the entire Plainview Shopping Center.
