In another recent transaction, I just completed a lease for prime retail space along 10th St in Jeffersonville, IN. My clients are multi-location franchisees for a national smoothie brand and have specific site selection requirements.

Given my regular transactions in the retail space, I leveraged my existing broker and building owner relationships to identify potential opportunities that fit their needs. Through my prospecting efforts, I discovered a space in a popular center that wasn’t actively being marketed yet.

This opportunity was ideal for my clients, and shortly thereafter, we began negotiations. We encountered several hurdles, including requesting a waiver to a neighboring tenant’s exclusive use, modifying radius restriction requirements, and refining our own exclusive use language.

Thanks to the hard work and persistence of all stakeholders, we ultimately made it to the finish line. I’ve represented my clients in two lease signings in the last six months, and I’m excited to help them ink their next deal before the year ends.
