Afterward, I helped them complete a 1031 Exchange, acquiring a new commercial property that better fit their business needs. The replacement property, located at 5112 Dixie Hwy, Louisville, KY 40216, was in a strong retail corridor and had been vacant for years.
Strategic Insights
When I identified the replacement property, I saw several characteristics that gave us leverage during negotiations:
- Zoning Misclassification: The property was advertised under a lower zoning classification, which limited high-value business uses—a significant advantage for us.
- Environmental Concerns: The property had unresolved environmental issues that made lenders hesitant. I utilized my experience with government programs that limit buyers’ liability for future contamination, easing lender concerns and enabling potential refinancing.

This transaction presented a few key challenges:

Negotiation & Outcome
