Prominent Restaurant Lease in Butchertown Neighborhood

Property Overview

I helped my clients lease approximately 3,000 SF of commercial space at 637 E Main St, Louisville, KY 40202. The space is part of the Main & Clay luxury apartment building, home to 269 units in the historic Butchertown neighborhood near Nulu.

Strategic Insights

My clients were opening a cured meats and Salumeria business. The location appealed to them due to its built-in client base, zoning that allowed on-site meat processing, and proximity to a vibrant community.

Challenges Encountered

During lease negotiations, we faced a few hurdles:

  1. Ventilation Concerns: The property’s vents exited from the side of the building, raising concerns about potential smoke and odor affecting residents. We proposed a liquid smoke system to mitigate these issues, which reassured the property owner.
  2. Limited Experience: As first-time operators, my clients had to prove their capability to execute the business plan. I used their business plan, grant information, and supporting documents to present a compelling case to the landlord.

Outcome

We negotiated favorable lease terms, including an attractive tenant improvement package. The lease was signed, construction began, and my clients have now been in business for over a year (CURED Restaurant & Salumeria). I’m currently assisting them in finding their next location!
