I represented the tenant in leasing a 1,948 SF restaurant property at 1039 Ash St. Louisville, KY 40217. My clients—three brothers—had been operating a relatively successful restaurant in Lawrenceburg, KY but decided to relocate to Louisville in pursuit of greater opportunities. With extensive experience in various roles within sushi restaurants, they sought to launch their new concept.
Strategic Insights
The search for a suitable property came with challenges. My clients did not have an existing restaurant in Louisville and lacked significant savings to undertake a large renovation project. Additionally, they spoke limited English, which required me to facilitate communication with commercial property owners and present a compelling story for their concept. After months of searching, a friend and local commercial broker shared an off-market opportunity. My clients toured the property and quickly recognized it as the perfect fit.
Challenges Encountered
While navigating the challenges, I was able to:
- Bridge the language barrier to ensure property owners understand the vision and potential of the Jaymar Sushi concept.
- Negotiate favorable lease terms, including a free rent period, to give my clients the financial flexibility to renovate the space.
My clients finalized a lease on the property and are currently renovating the space. They plan to open Jaymar Sushi in Spring 2025.
