I assisted my clients in leasing approximately 10,500 SF of flex industrial space on 1.2 acres at 2420 Holloway Rd, Louisville, KY 40299, located in Bluegrass Industrial Park. The clients run a long-standing family business that had to relocate quickly due to their previous building being sold and the new owner opting not to renew the lease.
Strategic Insights
With less than four months remaining on their current lease, my clients needed to secure a new space urgently. Their initial preference was to purchase a building within Bluegrass Industrial Park, but with a vacancy rate below 2% and no properties available for sale, I advised that leasing would be the best option given the tight timeline.
Challenges Encountered
We began searching for a suitable lease property that met their criteria. After identifying several options and touring them, we found one that met nearly all of their requirements. Despite the urgency, we managed to:
- Negotiate Favorable Lease Terms: We secured a lease that included several months of free rent, allowing my clients ample time to transition their operations smoothly before their current lease expired.

My clients successfully moved into the new space, and I look forward to helping them identify a warehouse to purchase once their lease expires.
