Situated on just over an acre, this Class A property featured 24 private offices, multiple conference rooms, a large kitchenette with outdoor seating, and nearly 4,000 SF of finished lower-level space. Located near the heart of Bluegrass Commerce Park, the property offered excellent access to Hurstbourne Parkway, I-64, and numerous retail amenities.
Challenges
While the building was well-maintained and move-in ready, its size and configuration appealed to a specific type of user—particularly owner-occupants or expanding companies needing a full-building presence. With no current vacancy and a unique office footprint, it required strategic marketing to highlight its value in a competitive office market.
Strategic Approach
To maximize exposure and attract the right buyer, we implemented a focused marketing plan, including:
✅ Targeted outreach to owner-occupants and professional service firms
✅ Direct engagement with local brokers and business owners
✅ Highlighting recent capital improvements, including a new roof, gutters, and downspouts (installed September 2024)—a $50,000 value-add
✅ Promoting the property’s location outside of Jeffersontown’s occupational tax zone
We positioned the building as a turnkey solution in one of the metro’s most desirable office corridors.
Successful Outcome
After 143 days on the market, we successfully secured a buyer and closed the sale. The buyer was drawn to the location, recent improvements, and long-term potential of the property.
